FORT LAUDERDALE, FL -- As the Eastward Ho! Movement adds new residents
downtown, Las Olas Place II, LLC announced Himmarshee Landing – Fort
Lauderdale's first true mixed-use development. “It has taken some detailed
planning time but good things are worth waiting for” said Bob L. Moss,
President and CEO of Bob L. Moss and Associates, Inc.. “We are thrilled to

J. Smoker & Associates. Inc. real estate.
The complex on the
southwest corner of East Las Olas Boulevard at Tarpon Drive combines
townhomes, retail/restaurant and office space to create a
neighborhood environment that complements downtown's historic Colee
Hammock section. According to Smoker, Himmarshee Landing is designed
to realize the full 24-hour living environment that the Las Olas
area has to offer. “Thanks to the City of Fort Lauderdale's vision
for a first-class, 24-hour downtown, Himmarshee Landing is a project
whose time has come," said Smoker, a Fort Lauderdale developer and
community leader who has lived in the city since 1956 and also
developed the Northern Trust Bank building and the Wyland Gallery
retail strip across from the Himmarshee project. "The design input
from Colee Hammock’s residents, businesses and church organizations
has set the stage for a center that will be integral to the
neighborhood, offering walk-to access to offices, shopping,
restaurants and houses of worship."
Among the center's key components are: Three 3-story, 2,400- to
2,700-sq.-ft. townhomes sited along Tarpon Drive that will introduce
an innovative tropical "South Florida brownstone" concept recalling
the brownstones of New York and Washington, D.C.'s Georgetown area.
The townhomes feature two-car garages and private courtyards. · Six
3-story, 2,400-sq.-ft. townhomes fronting the Himmarshee Canal will
offer South Florida-style brownstones reminiscent of historic
Charleston, South Carolina row homes. The homes will feature side
piazzas, private courtyards, and balconies overlooking the water on
three levels. (All nine townhomes will offer unobstructed ocean
access boat dockage.) · 41,000 sq. ft. of office space in four
stories with an airy, central two-story atrium, and a fifth-floor
penthouse suite in one wing. · 7,750 sq. ft. of ground floor retail
and restaurant space, with outdoor covered dining. · A ground-floor
pedestrian plaza for strolling, shopping and dining. · Private
parking invisible from the street masked by the townhomes and
offices accessed through a formal arched entranceway. The center's
design is a composition "indigenous to Fort Lauderdale that's in
character with the surrounding architectural style and scale of the
Colee Hammock neighborhood," said Smoker. The design for the
multi-tiered center's stepped levels blends Mizner-styled barrel
tile, cornices and ornamentation with soft contemporary shapes and
staggered corners. Frances Abreau is among the sources of
inspiration for the center's look. The late architect's work is
visible in many of the Colee Hammock area's 1930s homes and
buildings.
"The center achieves a formal, yet highly-livable human scale
tailored to enhance quality of life for its surrounding residents,
office workers and neighbors," said Smoker. "Our goal is to create
an elegant, downtown sense of place -- a sense that Himmarshee
